The Brief
A high-end residential development comprising 7 luxury units, each with a unique layout and no structural repetition between floors, requiring full coordination across design and construction.
The Problem
- 7 unique units with no structural continuity between floors
- Each unit requiring different coordination across structure, MEP, and finishes
- Excavation works adjacent to an existing building requiring protection
- Complex shoring requirements during substructure works
- Multiple trades working across different units simultaneously
Without control:
- Structural and MEP conflicts due to non-repetitive layouts
- Increased risk of execution errors across units
- Potential movement or damage to the adjacent building
- Delays due to coordination breakdowns and excavation constraints
The Solution
- Treated each unit as a standalone build while maintaining overall project control
- Coordinated structure, MEP, and finishes individually for each layout
- Implemented phased excavation with soil nail anchoring installed at each stage to maintain continuous slope stability
- Sequenced substructure works in line with shoring and safety requirements
- Structured site workflow to manage multiple units and trades in parallel
The Outcome
- All units executed with consistent quality despite unique configurations
- Excavation and substructure works completed without impact on the adjacent building
- Controlled progress across multiple work fronts without coordination breakdowns
- Development delivered in line with the intended architectural standard
